Title: Roof Leaks

As we just discovered two leaks around the fantastic fans, we just wondered what everyone does for roof maintenance? Finding a leak from a visual roof inspection is just about impossible, so preventive maintenance does make sense. Does everyone remove and reseal every few years or is this over kill? Would it be a good idea to use Dicor and run a second coat over the existing with a wider over lap?

We will be applying Bus Kot in the next few months and don't want to make future periodic maintenance difficult .. too

Contract Fantastic Fans and they will send you everything you need to replace the gaskets. I just completed this several months ago. The send it NO CHARGE. The kit includes everything including adhesive and wipes to condition gaskets.

EternaBond (http://www.eternabond.com/?Click=2088) tape (eternabond.com), if installed properly, is a permanent fix (IMO). I've had the same problem around my fans, etc on top and used this stuff and it works/seals great. You don't even have to remove the old sealant. Just tape over it and it will stick/seal. You can even insatall it on wet surfaces and it will stick. Just know that this stuff will not come back off without a lot of work, so get it right the first time. It comes in 4" and 6" widths. A little costly, but well worth it IMO. Beware, that there is another tape out there that looks just like it, but it ripples and comes loose after a year or so. Get yours from the Eternabond manufacturer to be sure you get the right tape.
