Good morning Group,

We are at Emerald Desert in site 368 and are wondering if any of you are here also? There are quite a few CC units in the park.
Temperature in the seventies today but cloudy with rain tonight. I know you guys in the NE and NW really wanted to read that.

Hello D&K,

We were planning on Emerald Desert the last week of March, coming from the new Springs golf resort in Borrego.
I was concerned that Emerald Desert was going to start shutting down operations. Do you have any information on how much longer they will be in business?

FWIW we have been there twice and like it. They appear to be putting in the effort to make it a top notch park.
New club house, pool, and mineral spas.

Howdy,

We're over at OutDoor Resort at Cathedral City. We own our lot and spend 5 mos. here. Understand E.D. will be shutting down most sites after April... lots of folks from there have been buying over here.
Check it out www.orps.com. We love it here... free golf, tennis and 8 pools and spas... lots to do.

We'll be heading north in four weeks to open the Icicle RV Park that we manage up near Leavenworth, WA for the summer.
The rain will be welcome tonight then Wednesday back to 75 =) Allen and Virginia,

Allure '02 30694... fulltime for 4 1/2 years =)

We bought a spot at Latitude 49 and hope to stay up there. We need to get a cement pad poured etc. and I doubt the HOA would let us even grace the presence of our lot before the pad is in. I'm not real fond of HOA's so it remains to be seen if this experiment is going to work out. We hope so since it is soooooo much cooler than where we've been in the past.

We have an appt. at CC on 4/19 and then will work our way north.
Keep in touch for it will be nice to meet other CC folks too.
Will you be going to the rally in JC in June? We've signed up and will head south for that, then probably back to Blaine.

Hi Sue,

Leavenworth is on Hwy 2, 100 miles due east of Everret, Wa. It is a small Bavarian theme town.... nicely done. Our Park is 3.5 miles from town on the Icicle River. Since we're on the east side of the Cascades, in the timber, the temps are very nice. Even though it can get to 100 in July and August during the day it always cools to the 60's at night. Come see us, you'll like it. Lat 49 is a neat place too.

We are in #1113 behind the El Saguaro Clubhouse on the corner with the tan on brown Allure. We're actually on the same road just go straight south past the clubhouse and we're on the left. You are next to Pete and Sue Pinto. Stop buy and see us and we'll visit.

 From what we understand most if not all the recently completed sites and club house and pool will be bulldozed to make way for "low" cost housing.

 As you can imagine, a lot of the regular visitors are very upset about this turn of events and not everyone has the money to purchase their own lot at ODR.

We've been spending the winter @ ED for years. The bulk

of the park has been sold @ approximately $500K/Acre (more than $40M. The new buyers have an option on the remaining original Park (main clubhouse and tennis courts) with about 250 sites. They will begin bulldosing inh May of this year. The original area will remain open next season until April 1, 2007.

Just a note to let you know that Emerald Desert id going to be open for the 07/08 season. They notified us of the change in May. We are booked for the winter and I would guess that there are spots available.

FYI A few days ago a large sign appeared outside ED on the corner announcing the sale of houses or condos. It was dark so I couldn't read it well. Went back twenty four hours later to take a better look and sign was gone!
According to manager, the sign people put the sign up three weeks early!
We leave before that happens so someone else will have to relay what the sign says in April!

Apparently they did not have the proper permits, so the sign had to come down. As of last week it was not up yet, but most of the people in the newer sections have to be out by April 12th. Since it is right next to the new University of California-Riverside the property was too valuable to be used as an RV park and most of it is being converted to residential.

The bottom line is that Emerald Resort is not closing, but it is being reduced in size from 760 spaces to less than 200 - the old section and a few around the administration building and tennis courts will remain. The golf course is gone. Unless you have been staying there for years and want a minimum of three months there is no chance to stay there anymore. Supposedly everything for 2006- 2007 is already booked and most of 2007-2008 is booked.

Because of the closing of most of Emerald Desert and Fiesta RV Park the prices in the Palm Springs area have gone thru the roof. We first checked out every motorcoach resort, RV park and dump in the area and finally decided to purchase a lot in Outdoor-Resort-Indio since it appeared to be impossible to rent for a month in February or March in a four or five star resort.

I'm sure the rate is still under Proposition 13 and is a little over 1 percent of assessed value. Remember the property is reassessed at the purchase price.
The monthly HOA dues in Outdoor-Resort-Indio is $305 and they are financially very sound.

Thanks. Not too bad IF you are careful *not* to establish Calif. residency and get hit by state income taxes. Here in the 'People's Republic of Texas -Dallas County', we are at 2.5% of assessed value! Tom Fisher
