Hi Jim and other interested people.
By happens chance we were out at Desert Shores today just to take a general look, not prospective buyers at this time.
The good news/bad news is that the final phase of the new construction is well under way and will probably be complete in three months. Most of these new units are already sold.

We only saw one resale board (not the unit offered on this forum).
Apparently in stark contrast to the overall real estate market the last twleve months have been a bonanza for the Desert Shores sales people and by the end of summer their job should be over unless Bob Lee starts another development.
Be prepared for sticker shock. With the decreased supply it looks like the base price is more then firm and in fact the builder is adding a lot of options that further increase the asking price. This is great news for sellers but not good for buyers, unless they take the long view that now the total property is almost sold out their investment may increase in value more quickly although just how much a person would be willing to pay for a place in the sun remains to be seen.
On the plus side, the landscaping around the original two phases is getting very well established and looks great. Some people in the earlier phases are beginning to update their Casita's by adding rock to the external walls and every time someone improves the appearance of their units it helps everyone close by.
Prices seem to be about equivalent to the MSRP of a 45 ft Intrigue and up!
Apparently a lot of the buyers are people moving up from Outdoor Resorts. Did not, and will not be looking at Outdoor Resorts, Indio, so cannot make any comment regarding what is for sale there. I will leave that to the members of this forum who own lots in that development.
