Please excuse a dumb question...but what are you trying to avoid with all the minipulation?...sales tax?....property tax?

Use Tax. Same as Sales Tax just with a different name. Around here it is 7.25 to 7.75%. To some of us....that is a whole lot of money. I wouldn't exactly call it a manipulation, the exclusion is well defined in the Tax Regulations. We're just playing by the rules that they've layed down.
