OUTDOOR RESORTS - INDIO

Hi Group, Recently there were questions about Outdoor Resorts and as we were in Indio two days ago we checked them out.
There are two locations, both on 48th Avenue, Indio and almost directly opposite each other.
80-394 Avenue 48. This appears to be the older of the two resorts. (800) 892 - 2992.
2006 - 2007 nightly rates were listed as $60 - $70 November through April or $1300 - $1550 per month depending on site and a $3 per day additional electric charge.
They will not take reservations at this time according to the registration office personnel, but will wait until September 1st and then it is first come first served.
There are approximately sixteen resale lots on the market ranging from $109,900 all the way up to $315,000. (Buy one for the Grand kids)

Four hundred sites of which ten percent are typically available for rental. Taking reservations now according to the registration clerk. No pre site selection, depends on what site is next in line at time of arrival.
2005-2006 nightly rates $63 - $75, rates include 10% bed tax plus $3 per day utility charge. Monthly rates $1500 to $1800.
There are a few resale lots and about fifty newly developed lots ranging in price from $189.900 to $339,900.
DISCLAIMER: I have provided the above information based on documents I obtained this week, and some verbal input from the registration clerks. Obviously prices and add on's can change in a flash and there are some discounts available so if interested you should call ODR directly and get the most recent information. Be careful to understand if the bed tax and utility charge is included or an extra on your specific transaction.
Allen recently wrote about another ODR that is closer to Palm Springs. We have not been there so cannot comment on the rates at that location.

Thanks for the report...the OR near Palm Springs has a Rancho Mirage address...is nice, but crowded to my taste. Also, FYI...we found that "renters" do NOT have access to the gym, the library, and a few other things at these resorts, so folks should double check. Also, we've seen many ads in the back of the FMCA magazine with good rental prices directly from the owner.

Also, you cannot use the 'amenities' of the site you rent there..i.e. can't uncover the table, use the grill, etc...so lots of fluff to see, but in reality, you are just in a site with no perks...no matter what.
When renting from an owner, you may be able to negotiate the use of these amenities....so in my opinion...going through the owner is the best way to go.

SO true. I think the one ODR you are talking about is off Ramon Rd. and has 1200 sites. Yikes that's a lot of lots (lol)!!
The use of owner added amenities by renters is not currently allowed at ODR (at least the ones in California we have visited). Now while looking at lots up in ODR Las Vegas we were told that they are currently considering restructuring the rental format. They would allow full use, partial use or no use of the amenities and adjust the rental fees accordingly. The "housekeeping" and propane refill would come out of ODR's side of the rent. This has NOT been implemented as yet and may not pass a vote by the owners.

We decided to buy a lot in the new ODR in Indio. We did not look at Desert Shores. Our feeling was 1200 sqft of Casita was a little too much for our needs. The ODR we bought in allows a 12 X 13 Casita which we felt was sufficient. Depending on ones wants/needs I think you would be happy in either ODR or Desert Shores, both are very nice facilities.

Unless you are full time in the RV and like lots of heat I think renting a lot vs buying is still the best way to go. We have stayed at both the ODR in Indio and the one in Vegas over the last 10 years and it is nice to have a change. No monthly maintenace free or taxes to worry about while your not there.

I just purchased a golf course lot in Outdoor Resort-Indio. You are right about renting, but with Fiesta and Emerald Desert in Palm Desert both closing there are very, very limited opportunities to rent anymore in a nice park in the Palm Springs area.
I will be renting my lot, and since the HOA takes 40% of the rent if you go thru them it is much cheaper to rent from the owner!
