One Bay Leaking

Is that one bay leaking with the coach parked??

Also of interest is which bay has the leak? A couple of the bays have an additional source of possible leaks. The outside refrigerator access panel (believe it or not) and the water heater access panel. In my '98 I had a leak from the ref area into the bay from within the sidewall!

Most likely happened when we were parked as we have not driven much in any heavy rain.

The leak is in the shore line compartment on the driver side on the wall closest to the driver. It is a small leak, I just notice that the corner of the wall is wet, only about a five inch by three inch wet patch.

This is the wall next to slide. I wonder if some water is getting directed that way when the slide is out? At the moment it is dry. The coach is parked with the slide retracted. If it rains before our next trip I will check and see if the area is damp.

Same problem on my coach.. Suite of Dreams. And it leaks while parked. I can see from the splash pattern in the bay that the leak is coming from the top of the compartment. I haven't figured out yet if it is from the hinge area or from the water heater door above the bay. I HOPE IT'S THE HINGE!

I just took another look at my coach. In the dark with a flashlight!

As far as I can determine there is no obvious place where water in the external water heater compartment can get into the bay.

Tomorrow I will remove the pantry drawers and see if anything is visible from inside the coach under the water heater casing.

It appears to be a water heater problem- it apparently got to hot and the safety valve let loose- I think this is what happened. In this case the water pattern goes from the outside water heater cover down and hits the rear tire and then to the ground. This water source may be different than your and therefore would produce different results.
Ours was easy to see. The coach was in storage for four days (garaged) with shore power attached and the heater left on (oops). The water heater apparently got too hot and the safety valve opened. It dumped 40 gallons of water making an empty water tank. When I discovered the problem the water pump was running trying to pump water into the heater from the dry water tank. Maybe even in short term storage it may be best to turn the water heater and water pump off. The cause for the water tank overheating is yet to be determined.

Rob, was the electric heater switched on as well as the LP ? Sound like the shut off thermostat was set too high.

Incidentally, we had a problem with our safety valve. Had parked, set up power and water and after about thirty minutes went out. About fifty feet from the coach we met someone we knew, stopped, talked, looked back at our coach and water was coming out of the external water heater compartment at a high rate.

Had we not stopped we may well have had an empty tank on our return.

The water was coming out of the pressure relief valve which I could not get to re seat. The flow stopped when we turned off the water pump.

Now the good part of this story. We happened to be parked (camped) adjacent to the January RV sale in Pleasanton, which we planned to see. Our selling dealer was at the RV sale and when we told them of our problem they immediately sent over two technicians who replaced the pressure relief valve. All done in about thirty minutes and absolutely no charge.

Concerning our small damp patch in the shoreline bay, driver side, forward wall.

Our damp spot is not large and there is no sign of water running down the wall.

I see no place where the water could come from the external water heater compartment and no trace as to where it comes in from the outside.

I removed the pantry drawers and checked the floor below the water heater. No sign of any water leak whatsoever.

But now I have a theory. At the top of the shoreline compartment there is a chase that encloses LP pipes presumably serving the water heater and stove.

Maybe, under certain weather conditions, moisture in the air is condensing on these pipes then dripping into the bay. This would account for the relatively small wet patch and if the coach were slightly lower at the front would account for the patch being at the forward end of the compartment.

I first noticed my patch when in cold snowy conditions. At the time I also had a problem with my Hydro Heat not warming my bays (My ignorance of how the system was supposed to work). Also, there were some days when we were away from the coach and the water heater was not in operation.

I notice all my visible LP supply pipes and elbows are beginning to rust as a result of moisture. I know it is only a cosmetic issue but wish CC would apply at least on more coat of paint on these items to prevent this happening.

This theory might be a stretch, what do you think? People using their coaches in Arizona might never see a problem like this.

I have been watching my bay leak since day one. I haven't tried to track down the leak with a hose but I am almost certain that my leak is from rain... even while parked.
I looked at each basement compartment after the last rain that we had. There was a splash pattern right in the center of the door from water dripping from above and hitting the metal strip on the lip of the basement floor. The carpet was not soaked yet so I could see the splash spots that got progressively smaller as they appeared further away from the door.
The source of the water has to be either from the hinge area, getting past the weather stripping, or from a poorly sealed exterior water heater access door. What I should do is get out my hose and do a little investigating. I have been reluctant to do that because of the very strict water use restrictions here in Atlanta.
I have not had this coach long enough to have rust on the LP lines but did have them on my '98.
Thanks for the advise and if you think of anything else that I might try please let me know.
