Thank You and Another Question

I want to thank everyone for the warm welcome I've received and the great advice that I've been given. Even you though I very nervous and apprehensive about what I'm considering, I'm also very excited about buying a Country Coach and getting to meet everyone and live my dream. It's all I've been thinking about this year.

I've come to the conclusion I would like to do the following:
Buy a used Country Coach (70% sure) in the first quarter of next year (after escrow closes at the end of this year) and stay around the $150k range.

Try to see if I can buy a small 2-bedroom house with includes a place to park an RV and has hookups for a RV (nice if it included a garage for RV). One of the reasons is to take care of my mom who is not in great shape and lives on social security. I need a place where she can live and not worry about money and paying rent. The other reason, is a place for myself, when I not on the road, and my eventual retirement. I would like to stay in the 50-75k range.
Any state is okay but I think it would have to be a state which is favorable to retirees and has low tax rates.
This is one area, where I have not done any research and know nothing about. Does anyone have any suggestions where I could buy a small house with RV parking? I have seen some ads for RV communities which both small houses and RV parking (can't remember where). Doesn't Bob Lee advertise one of these communities? Also, how would I go about a search on the internet?

Seems to me you should take a look at Florida, I believe the tax structure is good for retirees (I'm sure some Floridians will jump in on this) and I know there are a lot of communities that support RV's and homes.

I don't think you would be able to get into a Bob Lee developed place for the price range you have mentioned. I think the one he was working on in California was in the 200k+ price range...just for the lot!!

There are many places similar to what you have mentioned in central Florida and I think you could probably find one in the price range you have mentioned. You might also look at Yuma, Arizona in the foothills area there are many very nice rv lots with small casitas on them. The prices there have gone up a significant amount over the last couple of years so not sure if the price would be in the range mentioned.

You can find them on the internet. I use www.google.com to do searches and just enter "rv lots" and you will find many links to rv lots for sale. One such site is http://www.rvproperty.com/ I have no personal interest in that site but it is one that comes up that might have something you are interested in. There are pleny of other sites listed in the google.com search.

I have been a life long resident of Florida. Be careful of some developments in Florida. Some developments have many deed restrictions that prevent parking an RV, boat and even sometime an auto in the drive or on the property. Do not take the word of a salesman. Do your homework.

There are a number of developments in central Florida that have RV ports on the homes. I think there are some in the Ocala area which is a very nice place to retire. I live in a development that has a deed restriction that I would have to put my coach behind a fence in my side or back yard. So, I elected to store it in a RV & boat storage lot which is secure and about 10 minutes away. It has provisions for washing, servicing with fresh water and dumping. No power, except inside storage. Inside storage cost is about $375/month and outside parking spaces are $80/month.
Yes, Florida is a great place to retire as well as live. Most of the tax base is use tax type taxes. No income tax. Property tax is based on appraised value with exemptions for homested, age and income in some counties. Sales tax varies from the state tax of 6% to an add-on local sales tax of 1/2 to 2%. Vehicle tags are not based on value, but on size and weight of vehile. Typically, $40-50 per year for each vehicle. We pay a higher fuel tax. Auto insurance, just all parts of the country, are based on location. Homeowner's insurance is much higher for those homes that are close (typically less than 50 miles) to the coast line. All in all it is a reasonable cost of living than many other states.
Many have a very difficult time in getting used to the climate during our summers. Air-conditioning is a necessity for those to survive.
You have to adjust to your inviornment and accept the fact Florida is basically tropical and humid. Watch a native Floridian, in how they dress and time outdoor activities. It is a great place to live and retire. So, come on down and enjoy.
