Cold Steps sticking

When the weather gets down near freezing, my steps do not always extend or retract completely. I put a new motor in last year after they froze in subzero temps with ice and I broke the gearbox when they stuck then. There is no snow or ice and it is only about 32F and they are doing it again. The go out or in partially and I can force them open or shut the rest of the way. I lubricated the slides a few weeks ago. I am stumped. Anyone have this problem?
