Pacific Shores Outdoor Resorts in Newport Oregon

We are enjoying cool foggy weather at Pacific Shores Outdoor Resort.
As we walk around we note many Country Coaches. Does anyone on this chat room have a lot here? We are are puzzled why this place is not sold out. The salesperson says there are 60 developer lots for sale and they must sell before they develop the last area. We are considering a lot purchase but wonder if there are any hidden issues.
What are the pros and cons of lot purchase at Pacific Shores in Newport? Anybody care to comment?

Hi Shirley, We have stayed at the resort several times and will again later this year.
The same though had occurred to us as there seems to have been the same number of unsold lots for years.

My thoughts for what they're worth ..........

A. You have to be willing accept the coastal weather pattern. When the sun shines it is absolutely gorgeous but when the fog comes in it is miserable. I also worry a little about the effects on the coach of long term exposure to salt in the air.

B. At the lot prices being asked it is very hard to make a case for the investment. Better to invest the money and use the interest to rent.

C. Clearly the asking prices are way too high. If the developer would cut the prices forty percent they would probably move the inventory very quickly, the supply and demand would then slowly allow for a value adjustment upward.

D. I am not sure what the local ordinance is concerning fifth wheels but if OR were to amend the requirements or get approval to permit fifth wheels and trailers you would probably see a complete change as parking an inexpensive (that's relative) unit on the lot would provide cheap housing (that's relative to!).

On the other side of the issue, if you have plenty of discretionary income or a big bank account it might make sense to acquire a lot and leave it to your heirs. One day it's value will be much higher.

We have enjoyed the resort for a week each year over the past three years. Very well run facility, but the key is the weather for us. We enjoy the cool foggy weather but only in small doses when it is 100+ at home. For us the routine weather would not make the resort a long term destination.

We've enjoyed Newport's OR too, but definitely weather is the problem.
Notice the wind guards? Winter winds can top 80 mph! Nice place, but remember it IS in Oregon...and on the coast at that! This place is green for a reason! However, that being said, there are a lot of Oregonians!

I have been watching this thread and saw your post and also that you have a CC Intrigue? I joined the forum to gain knowledge of the CC product line. We are looking for the right coach to meet our needs and one that has the best duribility for the PNW weather. I would welcome talking to CC owners about their coaches (specifically the Intrigue in around the 2002-2004 model years. I spent 4+ hours at CC last week and was very impressed (especially at their willingness to let a meticulus guy like me (both a welder/diesel mechanic and custom home builder ask any tech questions and to really "poke around".
I would welcome any CC "owners" call to my cell to talk of forum, send me an e-mail and I will give my number.

Part of the problem for us is the way the place is managed. When we considered buying (several years ago) we were told you could not use your lot as a permanent address and there was some issue with mail there> If this is changed we would like to know, it is a great place! Kathy & Don
