RV Pad Setup

Hi,

Jeannie and I are looking to setup a simple base camp lot to park our vehicle on. Ideally we'd like to put in a garage and pad. A lot of
3-5 acres would be fine. Something larger perhaps if the price if
right. The idea is for us to use this as a spring board to travel from out either for skiing or Summer outdoor activities. Being able to stay put in Summer or winter would be a nice option. We're currently located in Lehighton, PA doing the doctors and family visits things. East central PA has some nice rural land but we've not found anything that feels right yet. Montana, Wyoming and South Dakota are three other states that might work.

I was looking for input from the group on this idea. Just wondering if anyone has setup anything like this and would share their experience(s) with us and location. We're looking to travel to/from this base camp once seasonally.
That would be either a 6/6 or 8/4 monthly split. Ideally we'd like to avoid severe winters and 3 digit Summer temperatures. I say this so it retains the option of staying through a winter or Summer if we want to.
This would allow us a bit more flexibility with seasonal travel.
Sometimes we'd like to ski and other times perhaps enjoy a warmer winter. If those things can be had from the base camp pad that would be great. A stand alone lot would be our preference.

The experiences we're currently having in eastern PA are less than optimal. The campground is really nice but the surrounding area is way too busy for us. It confirms all the reasons we left the east coast in the first place. We'll be here for the winter and will enjoy visiting with our old friends. We needed to come back just one more time to make sure. 7 small ski resorts are nearby so that should be fun. It ain't like the skiing out west but will do for now. Our experience with real estate agents and brokers out here is something less than optimal. What we're trying to do isn't mainstream and thus isn't greeted with open arms. Have you considered a lot in a park? No maintenance and they rent it out while you're gone.

Arkansas is a beautiful state. This one comes to mind: Ozark RV Resort on Table Rock Lake. 1229 County Road 663, Oak Grove, AR 72660. Gets great reviews. Centrally located. Even if this isn't your cup of tea, Arkansas still is a nice place to consider. We like the Hot Springs area. Mild winters, nice people. Low cost of living. We stay at Catherine's Landing RV Park when we're there. Nice place to check out the area.

Somewhere in NM would get my vote. Ruidoso area or vicinity of Taos. Mild winters but adjacent to skiing. High enough that summer heat is bearable.

You really need to understand that the only way to get all year around moderate temps is to be near an

ocean. Because the Pacific ocean is cooler than the Atlantic or the Gulf.
California and Oregon are the

only two solutions. If you don't like rain then you are going to have to move south. Personally I think you'd be happiest around Long Beach to San Diego. I like the area around Monterey or you could look at

the foot foot hills of the Sierras to the north east of Sacramento, Marysville, and Oroville. Some folks like the area east of Fresno.

Scott, We have been looking for property to do the very same thing in North Carolina, above Charlotte, at Cornelius, N.C. near Lake Norman.. The Lake is beautiful, the weather actually has four seasons but No snow and not the extreme heat. Water in summer for water sports and mountains so very close. Unfortunately, No large ski areas. We spend a Lot of time in N.C. and just fly out to ski at Beaver Creek and Snowmass.
Currently looking at over 4-6 acres that is zoned for 4 parcels or could be 4 RV sites.. I want one for us and have another friend who is interested. Prices are reasonable too.

I belong to a 55 and older community for class A motorcoach in Florida. There are quite a few; you can just have a spot pad for your RV or build an expensive home and garage. We stay down there for several months during the winter. You can find them for around 35k - 60k depending on size and amenities. The HOA fee at the one we have is reasonable and includes grass cutting.
In NC near Toxaway they have a similar setup to FL. You can also buy land in this area with no restrictions (Yes that means you can camp on it). Typically they run around 20k - 30k an acre. To put in a well @ $20 a foot typically 600 ft deep or more.
Also I would look in the back of a FMCA magazine they have ads for some of these type of places for MH owners.
