Outdoor Resorts

It seems that the purchase of lots such as those offered by Outdoor Resorts is becoming more popular. Not to be left behind, we toured the Outdoor Resort property in Newport Oregon yesterday. There wasn't much of a sales pitch or very useful information as the real estate agent and broker did not appear very knowledgeable of the product or RVing.
I would appreciate anyone's comments who has experience with the "own your own lot" concept. From what I was able to determine in Newport, they seemed a bit pricey for the amount of time we would actually be using it. The 50/50 split with the management when renting it out would not seem to provide much in the way of income, esp. when there are so many 50% off coupons and other discounts available.
Property tax, monthly owner's fee, and possible assessments for repairs and improvements, and the fact that the interest would be not deductible also come to mind. I also do not have a good feel for the apprciation aspect. I'm certain there must be a positive side to this type of ownership, but at this point I need some encouraging inputs.

Can anyone provide a warm fuzzy?

Hi Chuck, We had the same idea and went to the Newport location a couple of years ago and again last year. Our experience concerning the sales staff was the same as yours on both occasions.
However, the real negative for us was the changeable weather on the coast that could be warm and nice one day and quite miserable the next.
I'm sure we will visit again, but just as a renter for a few days. No long term commitment. Also, I could not get the cost/expense/income figures to make any financial sense as an investment.
With so many lots unsold I suspect others have had the same difficulty.

We also went to Outdoors at Las Vegas and it was the same scene.
I also had concern that both locations have times of the year when the weather is not very nice and that the probable rental season for owners is only forty weeks which reduces the potential rental nights considerably.

We decided to forget the idea.

This is just my opinion of course and you may get some additional insight from happy campers who own lots at Outdoor Resorts.

Hi Chuck,

We purchased an Outdoor Resorts lot in Hilton Head Island about 6 years ago and still have the lot with our 3rd motor home on it. We live and work here so it was originally a secure place to store our motor home; it has become a place to retreat to on occasion lately and continues to be the place to keep our MH parked and happy.
As far as appreciation, that depends on many factors mostly locally. We have been lucky in that ours is currently worth about 3 times what we paid for it. The rental income, even here in Hilton Head Island, is not much in the formula. We have many friends here that have another lot that they own (Florida to Maine) that they rotate seasonally to. We have been very happy with ours and the organization around our resort; we have 401 lots and very nice amenities. Guess we are spoiled as I wouldn't do it any other way. If you're looking to purchase, look at all sources of offers to sell (MLS, local newspaper, Internet, local bulletin boards, etc.)

Well we have stayed at Outdoor Resorts for the last eight years in Indio, California. This year we even tried Outdoor Resorts in Vegas. We have always enjoyed it which is why the return trips. We have also made some very good friends. We have never felt that the purchase of a lot there was a smart thing to do unless you are someone who will be staying there at least 3 months every year. More people have told us their lot is for sale because it is a drain. Why not continue to rent and enjoy the lifestyle without the worry. Not that's smart.

we own a port site in a class A only section of the Great Outdoors in Titusville, Florida. I have never tried to cost justify it or the Coach as I do not think it possible. We are not yet retired and live about 45 minutes away from the site and use it for quick week end getaways. In the summer when all the snowbirds have gone north or west it is still a great getaway as there is always a great breeze and the complex is so large and diverse that there is something for everyone, golf, tennis, trails, pools, spas etc and it is a complex with lots of different price points . We have stayed at several of the outdoor resorts and while they are nice, felt they did not offer the diversity or value of TGO.
